What
is the difference between a customer and a client?
As it pertains to real estate, a client is the individual
with whom you have a contract for services (Buyer
Agency Agreement). In traditional real estate, the
contract is with the seller and therefore, the seller
is the client. A customer is a person who walks in
or calls, but to whom the Real Estate Office or agent
owes no responsibility.

What
is fiduciary....?
Agency
gives rise to a fiduciary relationship and imposes
on the agent certain duties and obligations. These
duties and obligations include the following: obedience,
loyalty, disclosure, confidentiality, accountability
and reasonable care. OBEDIENCE=The agent must
follow all lawful instructions of the principal (seller
or buyer); LOYALTY=Is undivided. The agent
must act only to protect and advance the principal's
interests before those of another buyer or seller;
DISCLOSURE=The agent must protect all privileged
information about his/her principal. The agent cannot
use the information for the interest of the agent
or others. Information gained in a client level relationship
maintains its confidential nature forever; CONFIDENTIALITY=The
agent must protect all privileged information about
his/her principal. The agent cannot use the information
for the interest of the agent or others. Information
gained in a client level relationship maintains it's
confidential nature forever; ACCOUNTABILITY=The
agent must protect all personal property and money
received on the principal's behalf. He/she must render
an account and return the valuables at the principal's
request; REASONABLE CARE=The agent must protect
his/her principal from foreseeable harm and must excercise
skill and competence in promoting the best interest
of his/her principal.

Do
you use a written Buyer Agency Agreement?
We always use a Buyer Agency Agreement. It is straight
forward, and outlines the services we will perform,
and what we expect from you in return. Please call
and we will mail one to you for your review. This
is an employment agreement, much like a listing agreement
between sellers and their agent. Agents who don't
use a written Buyer Agency Agreement are very casual
about buyer agency and probably don't have the professional
experience, skills, or knowledge to properly represent
you, as evidenced by the fact that they don't put
their services and costs in writing.

If
I don't like the job you are doing for me, can I cancel
our agreement?
You may cancel our agreement at any time. Simply write
on the margin "This Agreement is canceled", date,
sign and return to us; no hassle.

Will
you direct me to the best home inspector, and then
help me re-negotiate the offer with the results of
the inspection?
Because
traditional agents do not work for you, they cannot
advise you as to the expertise of a particular home
inspector. They will give you several choices, and
it will be up to you to guess which one is best. In
our capacity as our agent, we can and will tell you
which inspectors, in our opinion, are the best from
our past experience and which ones to avoid.

Will
you help me shop for a mortgage?
Yes!!
We are very aware of mortgage programs, interest rates
and closing costs. We use the services of mortgage
brokers who will look out for your best interests
and provide you with a good faith estimate of your
cash requirements for down payment and closing costs.
We will have you pre-approved for a mortgage before
we begin to look for your home..We don't believe we
should ever show you a home you cannot be approved
for. When we find your dream home, you will know that
you can afford it, have enough money for the closing,
and no credit or employment issues which could hold
you back.

How
will you protect my interest and why should I hire
you rather than a traditional agent?
"WE
ARE SPECIALIST"! If you had a specific medical
problem, you would seek out the services of a specialist
rather than a general practitioner. So it is with
our 'EXCLUSIVE BUYER" services. We represent
home buyers only! We never take listings! We never
represent the seller! However, we are REALTORS
in every sense of the word. We can so all of the aforementioned,
we simply choose not to. We choose to represent you
the BUYER, 100%. We a members of NAR,
the National Association of Realtors as well as being
members of both Massachusetts and New Hampshire State
Boards. We belong to both states MLS (multiple
listing service)) and have all the rights and privileges
of traditional agents.. We have access to all listings
and FSBO (for sale by owner) that we can and
will provide to you. We can and will show you the
entire market of homes available right from the very
beginning.

HOW
DO WE GET PAID?
We
get paid the very same way traditional agents do.
You, our buyer NEVER put your hand in your
pocket and give us so much as a dime. At the end of
every Real Estate transaction there is a closing.
That is when the Buyer and Seller come together and
complete the Real Estate transaction. At that time,
the Real Estate Brokers are paid their commission.
The Attorney, who is called the transactional Attorney,
has in their possession all the paper work that makes
this Real Estate Deal Work. The Buyer leaves with
a keys to a home they now own. The Real Estate Agents
(both sellers and buyers agents) leave with their
commission check which the transactional Attorney
gives them and the Seller leaves with money. It's
not Brain Surgery, it's Business. Everyone gets what
they worked for. Once again, we as Buyers Brokers,
Never take money from you, the buyer, we are paid
at the end of the deal and paid by the transactional
Attorney.
